Real Estate Office Responsibilities

Leasing

The Leasing Manager, Leasing Specialist, and Senior Real Estate Specialist assist in locating sites, negotiating, and managing all real estate leasing for the University of Minnesota system, including office, laboratory, storage/warehouse space, land, etc. All real estate lease transactions with a net present value of the gross rent obligation for the initial term of the lease exceeding $1,250,000 require approval by the Board of Regents (BOR).

Certain University staff have received the authority to execute Use/License Agreements covering the facilities for which they have administrative responsibility. For that list of contacts, please go to Rental Space.

Payment and Collection of rents and fees are handled by the Real Estate Office.

 

Purchases & Sales

The Real Estate Specialist is responsible for all real estate purchases and sales for the University of Minnesota system, including easements and transactional due diligence.

All purchase and sale transactions involving property priced greater than $1,250,000 and/or more than 10 acres in size require approval by the BOR. All other purchase transactions involving property with significance in terms of size, acquisition price, operating costs and/or effect on the community and/or campus are reported to the Board of Regents prior to consummation. All other sale transactions are reported to the Board of Regents prior to consummation.

Property Management

The Real Estate Office manages the following non-campus properties:

 

Land and Lease Inventory/GIS and Mapping

The Land and Lease Inventory is maintained by the Information Technology Specialist. The Inventory includes information on all real estate formerly and currently owned by the University of Minnesota and information on University real estate leases and use agreements.

The Information Technology Specialist also manages and maintains all maps, GIS data, and CAD data on University of Minnesota properties.

 

Miscellaneous

The Real Estate Office is also responsible for the following:

  • Payment of appropriate property taxes, special assessments and payments in lieu thereof, and the resolution of real estate tax exemption issues for all real estate within the U of MN system.
  • All property tax statements, communications regarding special assessment projects under consideration by municipalities, township or counties, and notices regarding public hearings and real estate owned by the U of MN are sent to the Real Estate Office for handling.

Real Estate Office Management

The Office Manager coordinates the daily activities of the Real Estate Office, supervises REO's student employees, and handles other management tasks.
